Sunriver Homes for Sale

Resort retreats south of Bend

More than half a billion dollars in closed transactions across luxury, land, new construction and developer advisory — nearly two decades in the business, with a Harvard Business School concentration in real estate investment and development.

Sunriver sits about twenty-five minutes south of Bend in unincorporated Deschutes County, wrapped around a resort, a river and thirty-odd miles of paved bike path. It is the most established second-home market in Central Oregon, and it operates less like a neighborhood than like a small self-governing town with its own recreation infrastructure.

That structure is the reason Sunriver rewards buyers who understand it and frustrates those who do not. The dues are mandatory, the amenity access is a separate purchase, and the rental economics are governed by tax rules most people meet for the first time after closing. None of that is a reason to avoid Sunriver — it is a reason to run the numbers properly before you write.

Sunriver at a glance

Mandatory
SROA annual assessment, on every property owner
Separate
SHARC access pass — not included with ownership
9.5%
Combined county + state lodging tax on stays of 30 days or less

What the dues cover, and what they do not

Every Sunriver property owner pays an annual SROA assessment. It funds the things that make Sunriver feel maintained — roads, the bike path network, common-area landscaping and community programs — and it is not optional.

SHARC, the Sunriver Homeowners Aquatic and Recreation Center, is a separate purchase on top. Access runs through the Member Preference Program, which for 2026 is $90 per card and adds SHARC aquatics, the fitness center, the member pool, tennis and pickleball, the boat launch and seasonal river shuttle, plus local discounts. Owners can also pay per visit.

The practical point: the assessment and the amenity pass are two different line items, and a pro forma that folds them together will be wrong in whichever direction you guessed.

If the plan is rental income

Sunriver is a working vacation-rental market, not a theoretical one, and the tax side is specific. Stays of 30 days or less attract Deschutes County's 8 percent transient room tax plus Oregon's 1.5 percent state transient lodging tax — 9.5 percent combined, collected on the guest and remitted by whoever manages the booking.

Against gross rental revenue you are also carrying management fees, turn cleaning, maintenance, the SROA assessment, insurance and property taxes. Gross figures circulate freely in this market; net figures are what determine whether a given house works, and they vary enormously by size, location within Sunriver and condition.

Full-time living versus a second home

Sunriver supports both, and the housing stock reflects it — cabins and condos built for weekends alongside homes designed for year-round occupancy. The trade-offs are real: a twenty-five-minute drive to Bend for work, school and medical appointments, and a neighborhood whose population and noise profile swings hard with the season.

Buyers who are clear about which of the two they are doing tend to buy well here. Buyers who are hedging between them tend to end up with a house that serves neither especially well.

Frequently asked

Buying in Sunriver

Are SROA dues mandatory in Sunriver?

Yes. Every Sunriver property owner pays an annual SROA assessment covering road and bike-path maintenance, common-area landscaping and community programs. It is not optional and it does not depend on whether you use the amenities.

Is SHARC included when you buy in Sunriver?

No. SHARC access is a separate purchase from the SROA assessment. Owners typically buy in through the Member Preference Program — $90 per card for 2026, which also covers the fitness center, member pool, tennis and pickleball, boat launch and seasonal river shuttle — or pay per visit.

What taxes apply to a Sunriver vacation rental?

Stays of 30 days or less are subject to Deschutes County's 8 percent transient room tax plus Oregon's 1.5 percent state transient lodging tax, 9.5 percent combined. Those sit on top of management fees, cleaning, maintenance, the SROA assessment, insurance and property taxes when you work out a net return.

How far is Sunriver from Bend?

About twenty-five minutes north to Bend. Sunriver is in unincorporated Deschutes County rather than inside Bend city limits, which affects services, taxes and short-term rental regulation.
